Pre-engineered metal building maintenance tips: useful insights by a PEB manufacturer

A pre-engineered metal building is designed for excellent durability and superior strength. However, just like any structure, proper maintenance can increase the lifespan of the pre-engineered metal building. The frequency of maintenance depends on the kind of environmental factors to which the pre engineered metal building is exposed. For instance, a pre-engineered metal building installed in a humid area requires more frequent maintenance than one in an area with dry weather conditions. 1. Ensure that Fasteners are not Loose and Rusted:

   Over time, fasteners can become loose. If not tightened, they may allow water to seep into the building during the monsoon. The exposure to water will cause the frame of the building to corrode faster than usual.

2. Check Other Accessories:

   Doors, shutters, and vents must be checked. The hinges and locks of the doors must be lubricated so that they swing open and close smoothly. The tracks of sliding doors must be cleaned and lubricated.

3. Wash the Building Annually:

   Just like any other structure, a pre-engineered metal building will gather dust and dirt. To keep it looking like new, a good wash can help. Use a low-pressure power washer and a suitable cleansing solution, and clean the structure at least once a year.

4. Apply a Fresh Coat of Paint:

   A pre-engineered steel building with a galvanised coat is highly durable and resistant to corrosion. However, in buildings where heavy equipment such as forklifts or cranes is used, dents and scratches can be seen on the building. If left untreated, the corrosion can spread, compromising the building foundations. It is always a good idea to repaint the building and keep it protected.

   Note: Ask your PEB manufacturer about the suitable coating for the structure. Use recommended paint only.

5. Check the Insulation:

   A pre-engineered metal building requires insulation to maintain a comfortable temperature indoors. When the insulation is damaged, it may lead to drafts and moisture build-up. This can not only increase the heating and cooling costs but can also make the metal parts vulnerable to corrosion. Inspect the building insulation regularly and take corrective measures if and when necessary.
